To achieve a project that meets technical and safety standards according to state regulations, businesses need to clearly understand each step of the factory construction process. Below is the most detailed information to help businesses build quickly and correctly.
The factory construction process can be divided into 3 steps:
– Factory design
– Preparation for factory construction
– Factory construction
Factory construction is always a complex problem for most people who want to invest in building for production purposes. Issues such as factory scale, layout plans, materials, construction costs, and progress are always questions for investors.
This article will summarize the most important steps and notes during the construction implementation process so you can better understand and make the best choices for your project.

1. Factory design
The cost of building a factory is very high, so planning and agreeing on a plan is time-consuming but very important. This step helps both the investor and the contractor clearly understand the needs of future production, avoiding complications and changes during construction. It helps the project complete on schedule, put into use early, and optimizes investment costs.
1.1 Survey and propose construction plans
- The construction unit will survey the location and site of the project and propose the most optimal design and construction plan.
- After that, they will provide plans for technical and industrial infrastructure to have a more reasonable design and construction plan for the factory, plant, or warehouse.
- For projects with architectural requirements such as offices or factory security buildings, the construction unit will provide the most suitable architectural construction plan.
- Optimize environmental and fire protection plans according to the regulations of the industrial park or industrial clusters where we are constructing the factory.
- Provide foundation structure plans suitable for the geology at the factory construction site.
Factors to consider during the design process include:
- Environmental regulations according to the industrial park or industrial clusters
- Fire protection regulations of the industrial park or industrial clusters
- Geological factors at the factory construction site.
The factory design step usually consists of 2 steps: Preliminary design and Construction drawing design
1.2. Preliminary design
After discussing and understanding the investor's needs, along with the actual conditions at the factory location, architects and engineers will proceed to draw the following drawings:
- Overall master plan drawing
- Drawing of each item
- 3D perspective drawing
From these drawings, the investor will have the most overview of the entire project. The factory drawings at this stage need to clearly show important items such as:
- Construction boundary line
- Internal roads
- External campus
- Fire protection, emergency exits
- Necessary factory and warehouse equipment
Factory drawings at this stage need to clearly show construction items, density, construction boundary lines, internal roads, green space density, fire protection and emergency exit drawings...
Construction drawing design
After agreeing on the preliminary plan, it is the construction drawing design stage. The drawings at this stage will show details:
- Foundation structure
- Pre-engineered steel frame drawings
- Connection joints
- Material specifications
- M&E drawings
- Fire protection for specific items
Items include:
- Production factory building
- Warehouse
- Office
- Canteen
- Underground tank
- Electrical substation
- Parking area, guard house
- Gates, fences...
Parallel to this stage is the process of applying for construction permits and fire safety permits. A factory cost estimate table is prepared, detailing each task and specific volume for all items. The construction drawing set and the Bill of Quantities (BOQ) will serve as the basis for the acceptance of construction work and completed work volumes later on.
Establishing factory construction methods
Factory construction schedules are usually very fast, so any deviation affects the overall project timeline. Therefore, the preparation process must be done carefully and as detailed as possible.
To ensure the factory construction process proceeds sequentially and stays on schedule, the contractor needs to prepare a Construction Method Statement and a detailed construction schedule for each item and task.
The construction site layout drawing must clearly show locations such as service roads, material storage and processing yards, worker camps, management offices, etc. Additionally, detailed method drawings must show construction directions and necessary construction machinery...
The construction schedule must clearly show each specific task and item, including site preparation stages, temporary camps, utility connection time, construction and acceptance stages, as well as cleaning and handover tasks after construction is completed.
One issue to note is that before starting construction, the contractor and the investor should agree on a Spec sheet for material guidelines, which helps clarify the input material acceptance process and avoids unnecessary confusion.
Factory construction on site
Depending on each project, there are different construction stages, but basically, it can be divided into 4 main stages:
- Foundation construction
- Steel structure fabrication at the factory
- Erection of pre-engineered steel buildings and roofing/cladding
- Factory finishing and equipment installation
- Finally, the installation of equipment and production lines
Factory foundation construction
Immediately after site handover, the contractor proceeds with the factory foundation construction. Depending on the geology and load requirements of the factory, pile foundation or single footing foundation solutions can be chosen.

Note that during this stage, before pouring foundation concrete, it is necessary to coordinate with the anchor bolt installation work to connect with the factory's steel column system.
After pouring foundation concrete, the contractor backfills and compacts the soil according to the design drawings, also creating a site for the subsequent assembly and erection of the steel structure.
Fabrication of pre-engineered steel frames at the factory
The fabrication stage of pre-engineered components is carried out in parallel with the foundation construction stage so that they can be transported for erection immediately after the foundation concrete reaches sufficient strength, helping to accelerate the construction progress.
Steel frame erection
In addition to ensuring quality and progress, the steel building construction stage must ensure safety during the erection process. All risks must be kept to the lowest possible level.

Finishing work
Immediately after the steel structure erection is completed, finishing work such as building partition walls, installing gypsum ceilings, flooring, etc., is carried out.
