Asian enterprises are diversifying their supply chains. Many businesses are choosing industrial parks in Northern Vietnam to locate their factories, especially in supporting industries and electronic components.
Industrial land funds continue to expand
The Q2/2026 industrial market report for the Northern key economic region by Cushman & Wakefield recorded a total supply of industrial park land in the North of over 25,200 hectares as of the end of Q2/2026. This figure represents a 15.7% increase compared to the same period last year.
Regarding distribution, Hai Phong accounts for 26% of the total supply, and Bac Ninh accounts for 21%. The occupancy rate in the ready-built factory segment reached 86%, according to the same report.
According to the Investment Newspaper, businesses investing in Vietnam mainly belong to three sectors: supporting industries, electronic components, and production related to artificial intelligence (AI).
Transport infrastructure is a key factor when choosing a location
The Investment Newspaper states that logistics connectivity is becoming a critical criterion when businesses select factory locations.
One of the projects mentioned is Gia Binh International Airport. According to the master plan, the airport will meet 4F standards, with an expected capacity of 30 million passengers and 1.6 million tons of cargo per year by 2030. Some components are targeted for partial operation starting in 2027. Roads connecting the airport to Hanoi and Ring Road 4 – Capital Region are also being accelerated.
The case of An Phat 5 Industrial Park

According to information from the developer, the project's main infrastructure is basically complete, and clean land can be handed over in phases. The entire infrastructure is expected to be completed by the end of 2026, with synchronous operation starting from Q1/2027.

Targeted industries for attraction include:
- Electrical – electronics

A Chinese investor quoted in the report stated they chose this location due to the road, sea, and rail connectivity between Hai Phong and China. According to the investor, this connectivity is favorable for both importing raw materials and exporting finished products.
